OUR TIPS AND ADVICE

Dear customer, before proceeding to your property listing we would kindly ask that you read the following advice and tips that we have researched to help you with creating a successful property rental or sale.

PHOTOGRAPHY:

Pictures are crucial to any area of marketing and paramount to the property market, what people see determines if they proceed any further!! Remember at all times ...this is your investment, you want to maximise your return!!

Externally people like to see uncluttered areas with blue skies filling the pool/BBQ area (obviously depending on location!) with light inviting them in without any obstacles getting in their way. Choose the best views of the landscape or location. Show people what they will see if they visit your property. Eating areas with towels thrown over them looks unprofessional and untidy, giving the opinion that the owner is un-clean/untidy and can again be very off-putting.

Tip: Tidy up before snapping away!!

Internally, again natural light coming into the rooms gives the feeling of open space and fresh airy rooms rather than dull and dingy areas people want not to spend much time in. Again, the more tidy and bright the rooms look the more inviting they become !! Where you can, employ a professional photographer to enhance the look of your investment. A few pounds spent can bring thousands in. This we have researched and is proven to be true!!

LOCATION:

The location of a property is also very important. Your property may look nice but if people do not know what’s going on around them they may not give it a second look. Tell people what’s in the area, the local attractions as well as the local amenities; shops, bars, beaches, restaurants etc are all beneficial assets to your property.

As much info as possible all helps and can do no damage!!

MAINTENANCE - RENTALS:

A mention of the maintenance schedule will inform all possible renters of your efforts to keep your property in good condition and will also relay the message that you are serious about your property and again gives them peace of mind. Try where you can to employ a reputable maintenance company, don’t just look for the cheapest, as they say ”you only get what you pay for” if your property is not maintained properly this could hinder your chances of future rentals!!!

Remember, saving £2 or £3 may not be so economical in the long run!!!

PRICING:

Last but not least, the price of your property, especially in the current economic climate, will be the make or break of a successful sale or rental year. For example, a property advertised at £2085 will not be so attractive as the same one advertised for £1995...remember a property full at £1995 is better than an empty one waiting for the extra £90 that may not come along!!

We would all like top dollar for our properties but one or two missed periods can mean the make or break of a good year. If you have the extra little room in your pricing then make it happen!! A small discount for long term rentals can also make a property more attractive, plus this saves you waiting for someone to fill an awkward empty slot in your calendar.
